Renters in Wilmington saw apartment listing prices decrease 4% from June 2025’s median of $1,807, an analysis of new data from rental marketplace Zumper shows.
The typical apartment listed for rent at $1,730 in June. Median listing prices in Wilmington are trending slightly downward from the previous month’s $1,775 price.
The data covers all bedroom sizes, ranging from studios to four-bedroom units, within the specified metropolitan area. It reflects the median rent for all listings that were active at any given point during the month, according to Russell Middleton, co-founder of Zumper. New construction is included in the data and listings that are currently occupied or no longer available are excluded.

Out of 449 rental listings in Wilmington, three are subsidized. When those are excluded, the overall median rent for listed apartments goes to $1,732.
One-bedroom apartments listed to rent at a median of $1,680, nearly the same as May, when they were $1,670. Since June 2025, one-bedroom rental prices dropped 1% from $1,690.
Two-bedroom apartments listed for rent were basically flat to May at a central price of $1,750, compared to $1,760. Since June 2025, two-bedroom rental prices dropped 6% from $1,860.
Statewide, Delaware rental listing prices are very close to May’s median of $1,900. One-bedroom rentals were listed for a typical price of $1,543, essentially the same as May’s average of $1,552. Two-bedroom rental listing prices are trending slightly lower than May’s central price of $1,750 at $1,725.
In Wilmington, the typical apartment listed for rent is 8% below the state median. One-bedroom rentals were 9% above the state median, while two-bedrooms listed slightly higher.
Nationwide, apartment rental listing prices are in line with the previous month’s $1,900. One-bedroom rentals across the nation listed for a typical price of $1,550, the same as the previous month, while two-bedroom rental listing prices held steady to the previous month’s median of $1,800.

In Wilmington, the typical apartment listed for rent is 9% below the national median. One-bedroom apartment rentals listed 8% above the national median, with two-bedroom rentals listed slightly lower than.
