That marks around 34% fewer homebuyers than sellers, giving buyers a leg up as inventory swells, according to a new Redfin <a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-july-2026\/\" target=\"_blank\" rel=\"noopener\">report<\/a>.\u00a0<\/p>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>There are far more home sellers than buyers actively in the US market. <span class=\"credit\">REUTERS<\/span><\/figcaption><\/figure>\n<p>That\u2019s because \u201cmortgage rates were falling in July 2025, which helped bring more buyers into the market later in last year\u2019s homebuying season,\u201d Daryl Fairweather, chief economist at\u00a0Redfin, told The Post.<\/p>\n<p>Compared to last July 2025, however, the buyer pool is down 5.5% year-over-year from 1.02 million buyers.<\/p>\n<aside class=\"single__inline-module aligncenter wp-block-nypost-editor-primary-tag\">\n<\/aside>\n<p>\u201cHome prices remain high, and <a href=\"https:\/\/nypost.com\/2026\/08\/11\/business\/home-sales-slide-in-july-as-high-mortgage-rates-rising-prices-sideline-homebuyers\/\">mortgage rates<\/a> rose to their highest level in a year in July, making monthly payments difficult for many would-be buyers to stomach,\u201d Fairweather said. \u201cEconomic uncertainty is also causing some buyers to hold off.\u201d<\/p>\n<p>\t<iframe loading=\"lazy\" height=\"600\" width=\"100\" src=\"https:\/\/flo.uri.sh\/visualisation\/29961339\/embed\" title=\"Interactive or visual content\" class=\"flourish-embed-iframe\" frameborder=\"0\" scrolling=\"no\" style=\"width:100%;height:600px\" sandbox=\"allow-same-origin allow-forms allow-scripts allow-downloads allow-popups allow-popups-to-escape-sandbox allow-top-navigation-by-user-activation\"><\/iframe>\n\t<\/p>\n<p>From June to July, the estimated number of buyers fell 2.5%, while the number of sellers fell just 0.3%. <\/p>\n<p>\u201cThat left nearly half a million more sellers than buyers nationwide,\u201d Fairweather said. \u201cWith more homes competing for fewer buyers, the buyers who remain can be choosier and have more leverage to negotiate on things like price and concessions.\u201d<\/p>\n<p>Home sellers dominated the market in July, outnumbering buyers by a staggering 51.3% \u2014 up from 47.9% in June, and coming dangerously close to the record peak of 51.8% set in December.<\/p>\n<p>More than three-quarters of US metros \u2014 39 of the 49 markets analyzed \u2014 were ranked as buyer\u2019s markets, per Redfin, led by areas that were hot for sellers during the pandemic \u2014 Miami, then <a href=\"https:\/\/nypost.com\/2026\/08\/03\/real-estate\/nashville-is-now-one-of-the-toughest-places-to-sell-a-home\/\">Nashville<\/a>, followed by a trio of <a href=\"https:\/\/nypost.com\/2026\/08\/07\/real-estate\/79-of-homebuyers-in-austin-are-now-selling-at-a-loss\/\">Texas<\/a> cities.\u00a0<\/p>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>In Texas, Houston had 130% more sellers than buyers in July, followed by San Antonio, with 116%, and then Austin, at 112%. <span class=\"credit\">Getty Images<\/span><\/figcaption><\/figure>\n<figure class=\"nyp-slideshow-modal-image wp-block-image aligncenter size-large\"><figcaption>Nassau County, New York, was the strongest seller\u2019s market, with 36% fewer sellers than buyers.  <span class=\"credit\">Getty Images<\/span><\/figcaption><\/figure>\n<p>Those Sun Belt markets are facing the same affordability challenges as other areas, but in Miami and Nashville, pandemic-era home building and investing is coming online now, Fairweather indicated. And in Houston, San Antonio and Austin, they have \u201csome of the country\u2019s most active homebuilding pipelines,\u201d the economist said.<\/p>\n<p>In each of those five markets, seller supply outpaced buyer demand by over 100%.<\/p>\n<p>On the flip side, there were just six seller\u2019s markets in the US in July, with<strong><em> <\/em><\/strong>Nassau County, New York, leading the charge with 36% fewer sellers than buyers. The suburban area benefits from its proximity to a major job center, Redfin said.<\/p>\n<p>Nassau County was followed by Newark, New Jersey, with 21% fewer sellers than buyers, and then, Providence, Rhode Island, with 17% fewer.
